The following Booking Conditions & the Property Holiday Information form the basis of your agreement with the property owner. Please read this information carefully. Its purpose is to define the booking and holiday conditions of this furnished house and to provide a full description of the amenities available. This house is meant to be let to families and is unsuitable for other types of parties. It is the tenant’s responsibility to ensure all party members are appropriately insured & to arrange additional cover where necessary. The Owner will be at the property to meet and greet you on your arrival. He will endeavour to make yourself feel at home and will provide the necessary information about the best ways to see the region. The Owner/Tenant relationship must be based on mutual trust. Remember that you are staying in someone's private property. Treat the accommodation & its furnishings & fittings carefully. Please respect your neighbours & avoid causing noise &/or any nuisance. French law prohibits noise and disturbance after 10pm.

The person making the booking is responsible for the property and ensuring that members of the party observe all aspects of their obligations. To comply with the owner’s insurance requirements only the maximum number of persons and animals, shown on the Booking Form, may occupy a property. If the stated number of persons is exceeded, the Owner is entitled to refuse entry and this will be treated as a cancellation by the customer, unless otherwise arranged beforehand. Similarly the Tenant will not be allowed to remain on the rented premises after the rented period is over as mentioned on the contract, unless otherwise arranged with the Owner. No part of the contract will be altered or deleted without common agreement of both parties.

 

 

Payment: Booking becomes effective as soon as a safety fee for 25% of the total holiday cost has been paid before the date arranged with the Owner. The balance must be paid within a month of arrival and at the latest on arrival. Should the tenant postpone arrival, the Owner must be kept informed and payment of balance must be paid as initially determined.  .

The information & requirements contained in this page form part of your contract. Failure to pay the full holiday cost when due may result in our treating the booking as cancelled by you & cancellation charges may be applied. The owner reserves the right to treat a dishonoured cheque as a cancellation of booking, or apply an administration charge.

Tourism tax: In addition to the cost of the holiday, a local tourism tax will have to be paid to the Commune, for an amount of 0.35€ per head, under-13-year-olds non-included.

Safety Deposit: A security deposit cheque for the amount of a week’s rent will have to be deposited upon arrival on top of balance.  The deposit will be refunded according to French laws on Holiday Rentals provided no damage has been done to the property. Should it be otherwise, the deposit will be refunded at the most two months after your departure less deduction for damages to appliances, fixtures, furniture or for lost objects. (Reasonable wear and tear excepted). The amount of the deduction will be privately negotiated. Should disagreement arise the owner reserves the right to pursue you for any costs relating to a property left excessively dirty, any breakages or damage to the material structure of the property. The owner reserves the right to deduct the full cost of any damage and/or breakages caused from the security deposit and return the balance to you as set out above. If the security deposit is not sufficient to cover the cost of any breakages and/or damage caused, you will be responsible for full payment of any additional charges, costs and/or losses incurred on request. On departure, you must obtain in writing confirmation from the owner the exact nature of any damage and/or breakages caused or, alternatively confirmation that none has occurred. Failure to do so may prevent your defending any claim subsequently made by the owner or key holder and may result in your losing your entitlement to receive any or all of your security deposit back.

Arrival / departure: You must arrive at  the property and leave it on the dates mentioned on the contract, (arrivals on Saturdays at 4.00 pm, and departures on Saturdays by 10am). If you arrive later than 4.00pm you may not be able to access the property and will have to make alternative accommodation arrangements until the following day. You are responsible for any resulting cost. If you wish to arrive earlier than 4.00pm, or leave earlier or later than 10.00 am, it is imperative that you contact the Owner / key holder at least 24 hours beforehand to make alternative arrangements.. On departure clients are expected to remove all their personal items including all foodstuffs, empty fridges/freezers, empty all bins, empty dishwasher and filter, flush toilets, wash up and put away all used kitchen equipment, return all items to their original positions, wipe surfaces, sweep floors and dispose of all household rubbish at the designated disposal point. The property must be left as clean as you would expect to find it. If not the cleaning will have to be done by a professional, and 40€ extra will be charged.

However house-cleaning can be obtained on request at the cost of 40€ per 3 hours.

Do not forget to return the keys when you leave.

Use of the premises: The Customer shall occupy the property for holiday purposes and no others, and he shall be responsible for the maintenance of the house, and its furnishing and equipment. On leaving the overall state of the house shall be the same as at the beginning of the stay. The tenant sees to it that the maintenance of the house is duly carried out, particularly as far as bathroom fixtures, electrical appliances and open fire place are concerned. All necessary repairs caused by misuse will be charged to the tenants. The tenant must keep the property and all furniture, fittings and effects, in or on the property, in the same state of repair and condition as the commencement of the Period, and to leave the property in the same state of cleanliness and general order in which is was found. The Owner will be entitled to make an additional charge to the Customer if extra cleaning is made necessary as a result of the property being left in a dirty condition upon the Customer's departure.

The accommodation is booked exclusively for the persons named on the booking form. Subletting or allowing third parties to inhabit the property is strictly prohibited and will be regarded as a breach of contract, in which case the sum total of the rent will be owed to the Owner. The rented premises shall not be used for vocational or commercial activities of any kind. The Holiday house fits the description that is provided along with the present contract.

Number of persons: To comply with the owner’s insurance requirements only the maximum number of persons and animals, shown on the Booking Form, may occupy a property. If the stated number of persons is exceeded, the Owner is entitled to refuse entry and this will be treated as a cancellation by the customer. Exceptionally extra occupants may be accepted by the Owner at extra cost for the tenant. This supplementary charge will be explicitly mentioned on the contract.

Charges: Water, gas and electricity supplies are included in the price as far as consumption is reasonable. Fire wood and charcoal are not provided.

Inventory: Any complaints regarding the condition of the property, the accommodation afforded or the facilities available must be taken up with the owner immediately, so that any necessary action can be taken. If satisfaction is not received contact the OWNER within 21 hours of arrival (see Useful Holiday Information). If the customer vacates the property prematurely as a result of any alleged dissatisfaction, or makes any claim upon return from the holiday, and has not followed the simple procedure above, then no liability for any subsequent claim will be accepted or correspondence entered into. ALL COMPLAINTS MADE DURING THE HOLIDAY MUST BE CONFIRMED IN WRITING, TO THE OWNER, WITHIN 7 DAYS OF THE LAST DAY OF THE HOLIDAY.

Swimming pool: Only from 10 to 12 am and 5 to7 pm. The swimming pool is open from may the 1st to october 31th. Pool liners are very delicate and can easily be punctured. No hard or sharp objects (eg oars for a dinghy) should be taken into the pool, and take great care with any pool cleaning equipment - children should not be allowed to use it. The cost of replacing a pool liner can be in excess of £2,000! The Tenant has responsibility for ensuring that the pool safety recommendations are observed. The Owner will accept no responsibility for accidents or injuries occurring in connection with the pool except if directly caused by His own negligence. The Tenant agrees that all precautions necessary to ensure the safety of all members of His party should be taken to avoid all dangerous activities in the vicinity of the pool. The depth of the pool is between 1.2m and 2m, and it is the Tenant’s responsibility to ensure that minors are supervised at all times in the vicinity of the pool. The Tenant agrees to follow the recommendations provided at the time of occupation, and to ensure that glassware is not used in the vicinity of the pool. A power safety cover that meet the standards of the French legislation will add to the protection of children, but it is imperative that, after use, the Tenant should see to it that everything is in working order.

Linen: Bed sheets, pillow cases, tea towels and linen in general must be brought by the Tenant. The beds must be used as is appropriate, namely using sheets and pillow cases. If children are likely to wet their beds, adequate waterproof bed protection must be provided.

Garden: The lawn is mown regularly by the Owner. It is strictly forbidden to uproot or damage the vegetation.

Tabacco: Would you be so kind as to avoid smoking inside the house. It is strictly prohibited to smoke  in the bedrooms as well as on the first floor.

Toilets: Even though the house is new and up to standard we are still on subsurface sewage disposal system. For your septic system to work effectively, take appropriate precautions in everyday use of it.

Do not dispose of the following substances in the septic system:

Disposal of these items adds to the solids load and fills the septic tank more rapidly. This decreases efficiency and increases maintenance costs. Use the garbage disposal bins instead.

Avoid pouring liquid fats, grease, or oils down the kitchen sink drain. Fats and greases solidify and can block parts of the system. Similarly keep toxic and hazardous chemicals out of the septic system.

Phone: A telephone is at the disposal of the tenant (national and international). This will allow tenants to use the telephone provided they have purchased a “France Telecom Card” at any France Telecom agency. It is linked to the Téléséjour system, whereby you can use a France Telecom charge-card, which you can buy locally in most Tabacs, post offices and France Telecom outlets. You simply dial your account number and pin number, and the telephone number you require.

Cancellation: All cancellations must be notified in writing and sent to the by registered post.

>In the event of a cancellation occurring over 24 hrs before the beginning of the holiday, the minimum deposit will not be refunded.

> In the event of  a cancellation occurring within 24 hrs of the beginning of the holiday the minimum deposit is forfeit and the balance for the booked period will still be payable for the due date, unless arranged otherwise with the Owner.

> In the event of the tenant’s not arriving by 7pm on the due date, the contract is void and the Owner will be allowed to re-let the property.

> In the event of the tenant vacating the property prematurely, the balance for the whole booked period will still be payable for the due date.

> In the event of the owner having to cancel the booking, a written notification will be sent to the tenant by registered post or telegram. Regardless of the owner’s liability for any subsequent claims, the tenant will immediately be refunded of all monies paid.

Insurance: It is your responsibility to ensure all party members are appropriately insured & to arrange additional cover where necessary. Please read your travel insurance policy before travelling & take it with you.

The tenants are required to have the adequate insurance cover for the rented property and must therefore ensure that their home insurance policy provides adequate coverage for rented holiday houses. If not they should see to it that their travel insurance policy does cover all damages to the rented property. We strongly advise you to take out extra holiday cover for any eventualities. The Owner reserves the right to request proof that you are properly insured. (We would also advise guests to take out travel insurance against unforeseen cancellations.)

Complaints: As far as possible  all complaints should be settled and negotiated privately. All disputes shall be settled by negotiations. In the case of failure to reach an agreement in the course of negotiations, the disputes shall be settled pursuant to the procedure prescribed by law.
